Demolition permit application
Procedure for obtaining the necessary authorisation for any demolition.
As part of a renovation or construction project, elements of the existing building, or even the entire structure, may have to be demolished. Some of these demolitions require a demolition permit. ERHÉ Architecture masters the regulatory and technical complexities involved in obtaining this permit. We explain everything here.
The need for a demolition permit
Not all demolitions require planning permission. This depends on where the demolition takes place.
Our role in obtaining the permit
Preliminary assessment : we first assess the need for a demolition permit for your project, taking into account the size, location and type of structure.
Permit application file : we prepare and submit the necessary file, including demolition plans, impact studies and project justifications.
Monitoring of regulatory procedures : we monitor the file with the relevant authorities, handling any amendments or additional requests.
Timescales for this phase (given as an indication and to be readjusted depending on the project) :
Small-scale project (e.g. house) : 2 to 3 weeks
Large-scale project : 4 to 6 weeks
Time taken to process a demolition permit at the town hall :
The deadline for processing your application is 2 months.
The Mairie has 1 month to request any missing documents. You then have 3 months to complete it. If you do not provide the missing documents, your application will be deemed to have been rejected.
The processing period begins as soon as the complete planning application is received at the Mairie.
Period of validity of a demolition permit
Demolition permits are valid for 3 years.
The permit expires if you do not start work within 3 years, or if you interrupt the work for more than 1 year after the expiry date.
The validity of your driving licence may be extended twice for a further year. You must apply for an extension at least 2 months before the expiry date. 2 copies of this request must be sent on plain paper by recorded delivery letter (RAR: Recommandé avec avis de réception) or handed in at the town hall.
The extension will be granted if the Mairie does not send you a decision within 2 months of receiving your request.
